Application Processing Policy
All applications must be accompanied by the total application fee before they will be processed. This fee is non-refundable and covers the costs of income verification, credit report checking, and staff time to process the application.
Applications will be processed in a first come, first served basis. An application must be complete before it will be processed.
A complete application has:
- Complete income documentation (2 months worth)
- 2 months of bank statements or electronic income verification via Appfolio Application
- Copies of ID
- Completed online application
- Completed landlord reference (Name, Dates, Contact information including email address for Landlord)
Processing Timeframes
Applicant has 2 business days to submit all required documentation and contact information. If this has not been completed, application will go into a non-responsive stage. Then we will start processing the next completed application. If the applicant becomes responsive after the 2 days, we will let them know that they may be on a waiting list and we will process their application if the current applicant does not work out.
With in the 2 days if all documentation is turned in, we will get a decision with in 2 business days. As part of the decession making process we will run a credit report on each applicant over 18.
Applicants in a government subsidized program (Section 8, etc)
Applicants will have to follow the full CRE application process, but applicants can notify us if they do not want their credit report run. If they do notify us, they will have 48 hours to submit alternative documentation showing ability to make payment. This can be a tenant ledger from current landlord, income from government programs, etc. The 48 hours begins once they notify us of not wanting their credit run. This 48 hours is seperate form the normal 2 days to submit documentation.
Landlord must offer “ability to pay” in lieu of reliance on credit history and reports in assessing a tenant’s rental application when prospective tenant is receiving a government rent subsidy such as a Section 8 rental voucher.
SB 267 makes it unlawful, in instances where there is a government rent subsidy, for a landlord to use a person’s credit history as part of the application process for a rental accommodation without offering the applicant the option, at the applicant’s discretion, of providing lawful, verifiable alternative evidence of reasonable ability to pay the portion of the rent to be paid by the tenant, including, but not limited to, government benefit payments, pay records, and bank statements.
When so offered, the applicant may elect to provide alternative evidence of reasonable ability to pay.

Hello! We're excited to help you move forward with your application. Here's a simple breakdown of our process and what you need to know.
Application Fee
When you apply, there is a one-time fee of $57.95 per adult (over the abe of 18) applicant. This covers everything we need to review your application, like checking your credit and income. Don't forget, this fee isn't refundable.
What You Need to Apply
To make sure your application is processed as fast as possible, please include these items:
- Proof of your income for the last two months
- Two months of bank statements
- Copies of your ID
- Your completed online application
- Contact information for your previous landlord (including their email)
When We Review Applications
We review applications in the order they come in. Make sure your application is complete so we can start reviewing it right away!
If your application is missing any of the required items we will let you know. If we don't hear from you in two business days after sending in your application, we'll have to move on to the next application. But don't worry, if you get back to us after that, we'll put you on our waiting list.
How Long It Takes
Once we have everything we need from you, we'll let you know our decision in two business days. We run a credit check on each applicant over 18 after we review your documentation and income verification.
